TDX Renovation – August Update

The renovation of Theta Delta Chi at the University of Washington is well underway as work continues on the roof and portico of this historic building.  The rotten wood shown in the previous post has been removed and new framing and decking serve as a solid base for the waterproofing to soon be installed. Demolition has begun on the main roof of the existing addition.  A rotten unsafe roof deck is removed revealing the roof is in dire need of replacement. Further...

Clyde Hill – Construction Update – July

The efforts for completing the Clyde Hill Residence renovation have shifted to the interior during the month of July as painting, staining, and finishing details are completed. The light finish of the cabinetry, along with the white paint and abundance of windows throughout the house keeps the home bright and cheerful during all hours of the day.  Plumbing fixtures, including the Delta Trinsic kitchen faucet have been installed, and the tile backsplashes are now installed. The casework and PentalQuartz counter tops throughout the house...

Laurelhurst Residence – Construction Update

The Laurelhurst wine room has quickly progressed into the construction in the recent weeks since the client approved the design and engaged their contractor. An interesting challenge with this renovation, as in many others, is the owner will maintain occupancy in the house while the work it being done.  Special care is taken to reduce airborne dust, dirt, and other debris from entering the rest of the home.  This construction door separates the work area from the rest of the house...

Clyde Hill – Construction Update – May

May was a great month at the Clyde Hill Residence job site.  The contractors have completed the installation of exterior wood siding, cement board panels, and trim giving the exterior of the home a completely new design aesthetic.  The clear finished wood siding emphasizes the horizontality of the home and provides a material connection to the landscape of the lot. The full impact of the new redesigned entryway is starting to be felt with the wood siding balancing the large floor...

Blower Door Testing

With the implementation of the 2012 Washington State Energy Code the requirements for air testing residential projects have changed to become more restrictive.  All new residences and additions in the state now require a blower door test to measure air leakage through the building envelope.  The test requires that air changes be less than 5 per hour, hopefully pushing towards tighter building envelopes and less energy consumption. Blower door testing may seem mundane and ordinary, but when the Godfather of Soul...

Clyde Hill – Construction Update – Mid Apr. 2014

The Clyde Hill Residence progresses into April with more work being to the exterior.  The covered porch at the rear of the house has been fully framed and prepared for the future finishes.  New foundation pads have been cast to support the weight of the porch and roof above, and new membrane is being installed at the living room opening and floor. Bulk was added to anchor the home above the hillside and to give weight to the non enclosed building...

YP House Remodel 2

Photos of the recently completed YP House Remodel. An infill two story addition and remodel to a Yarrow Point house, originally designed by architect Jeffrey Taylor.
