TDX Renovation – September Update

The Theta Delta Chi renovation at the University of Washington continues as work on the roof, cladding, and window replacement progresses.  Additional structural members were required to take the load where the aging trusses have rotted and can no longer perform to their structural rating.  On top of the new roof structure, an almost completely new plywood deck is installed. After all the struggle and time it took to remedy the deficient trusses it’s exciting to see the roof membrane on...

TDX Renovation – August Update

The renovation of Theta Delta Chi at the University of Washington is well underway as work continues on the roof and portico of this historic building.  The rotten wood shown in the previous post has been removed and new framing and decking serve as a solid base for the waterproofing to soon be installed. Demolition has begun on the main roof of the existing addition.  A rotten unsafe roof deck is removed revealing the roof is in dire need of replacement. Further...

Laurelhurst Residence wine room renovation

Laurelhurst Residence – Wine Room

Progress on the Laurelhurst Residence Wine Room progressed quickly once the framing was completed.  Carpenters fabricated several wine racks designed to fit into the various niches and nooks that resulted from tucking the wine room into a difficult corner of the home.  The raw wood of the racks compliment the natural slate floor, and when coupled with the paint, the room has a warm comfortable character. The client requested special displays for some of their prized bottles of wine, and pictured...

Clyde Hill – Construction Update – July

The efforts for completing the Clyde Hill Residence renovation have shifted to the interior during the month of July as painting, staining, and finishing details are completed. The light finish of the cabinetry, along with the white paint and abundance of windows throughout the house keeps the home bright and cheerful during all hours of the day.  Plumbing fixtures, including the Delta Trinsic kitchen faucet have been installed, and the tile backsplashes are now installed. The casework and PentalQuartz counter tops throughout the house...

Theta Delta Chi - before the 2014 renovation

TDX Renovation work begins

Construction is now underway on the renovation of Theta Delta Chi at the University of Washington. Work is beginning on the portico deck. Improvements to this portion of the building will include rot and damage repair, repairing of the columns & capitals, railing repair, a new waterproof deck, and improved access to the deck. Additional work in this first phase of the renovation will consist of envelope work including replacement of roofing, siding, railings and windows in addition to new...

Blower Door Testing

With the implementation of the 2012 Washington State Energy Code the requirements for air testing residential projects have changed to become more restrictive.  All new residences and additions in the state now require a blower door test to measure air leakage through the building envelope.  The test requires that air changes be less than 5 per hour, hopefully pushing towards tighter building envelopes and less energy consumption. Blower door testing may seem mundane and ordinary, but when the Godfather of Soul...

Laurelhurst Residence – Wine Room Sketches

Earlier in April, we were excited for the opportunity to work, once again, with great clients on a small wine room renovation to their home.  The previously completed new construction left some room for renovation as the clients grew into the home and developed some ideas of how to improve the home to suit their needs better.  Architect Emily McNichols generated sketches to start a conversation with these clients about how a wine room could fit into the lower level of their...

Clyde Hill – Construction Update – Mid Apr. 2014

The Clyde Hill Residence progresses into April with more work being to the exterior.  The covered porch at the rear of the house has been fully framed and prepared for the future finishes.  New foundation pads have been cast to support the weight of the porch and roof above, and new membrane is being installed at the living room opening and floor. Bulk was added to anchor the home above the hillside and to give weight to the non enclosed building...

Clyde Hill – Construction Update – Mar. 2014

This March has been a busy month for the Clyde Hill Residence as the entryway and entry roof have completed framing, the exterior is stripped of existing cladding, and the interior framing is pushing towards completion.  March also saw the installation of most the windows and exterior doors.  Once this installation is complete work will be at a rapid pace on the interior of the building as construction moves towards drywall, fixture installation, painting & finishes, and move in. These views...

Clyde Hill – Construction Update – Feb. 2014

As progress on the Clyde Hill Residence moves forward this post will document progress made during the month of February. As this project was taken over mid renovation our work has been to tweak the design our clients’ desires.  These tweaks are enlarging rooms & windows, removing windows & exterior cladding, adding a new roof over the main entry, and more will come in posts to come. View up the hill toward the living room and deck side of the home...
