LIV Apartments – Aerial Photos – Dec.

December has been a busy month at the LIV Apartments.  Progress on the East Building has reached level 3 as framing crews install wall panels and flooring.  This panelized method of installing wall panels is the quickest way of getting a building of this type constructed.  On average, framing crews can install an entire level of wall panels and floors in a good week.  By the time the January 2015 aerial update is posted it is entirely possible that the...

LIV Apartments – Aerial Photos – Oct.

October at the LIV Apartments was a busy month.  The most notable progress on site over the last month would probably be the framing of the North Building, which topped out at its highest point.  This signals the completion of the framing for phase 1 of the project.  The roof and waterproofing will soon follow in an effort to minimize the exposure to the moist fall weather. The East Building, adjacent to 156th Ave NE, underwent a quick transition as subsurface...

Along Bel-Red Road the massing of the west and north buildings can be seen as the gateway wall emphasizes the entry...

TDX Renovation – September Update

The Theta Delta Chi renovation at the University of Washington continues as work on the roof, cladding, and window replacement progresses.  Additional structural members were required to take the load where the aging trusses have rotted and can no longer perform to their structural rating.  On top of the new roof structure, an almost completely new plywood deck is installed. After all the struggle and time it took to remedy the deficient trusses it’s exciting to see the roof membrane on...

Original post 05/23/2014 As framing progresses at the LIV Apartments, a major design feature of the project is starting to take shape.  The “gateway” entrance off Bel-red Road is adorned with two story feature walls on both the North and West buildings, with the West building wall framing now ready to receive exterior sheathing. These walls will be clad with composite wood panels accented by random arrangements of different sized windows that announce the entry point to the project.  This playful gesture hints...
