LIV Apartments – Construction Update – August
The month of August brought advances to several areas of construction at the LIV Apartments in Bellevue. Framing across the site continues upward as crews race to beat the oncoming fall weather.
The North Building, the largest of the buildings, framing reached to level five of eight. Construction speed was increased on the project by using panelized walls which arrive at the site ready to erect.
The framing of the South Building was completed and efforts there have shifted towards sealing the roof and openings. In the pictures below, the window installation has begun. Visible on some window openings are the metal window pan and jamb flashing that will eventually seal to the weather resistant barrier that will wrap the building. Framing crews that have been working diligently on the South Building are now focused on the North Building and shortly, the East Building.
Along Bel-Red Road the west building is coming to life. Brick masonry grounds the building along the frontage and provides a relationship to the surrounding context. Work has also progressed with the installation of the fiber cement board panel, metal panel, and composite wood paneling at the gateway feature wall. Painting will soon give the West Building a view of its final appearance.
In preparation for the install of the composite wood panels at the West Building gateway wood furring strips have been installed to allow the panels to breather after being installed, in an exterior cladding system known as a rain screen. The fiber cement panels are being installed in the same manner on all of the buildings.
The foundation and concrete shear walls of the East Building have come a long way in a month. Trades have been working alongside the concrete team getting sub grade utilities located and in place prior to the upcoming slab on grade pours. Work will then transition to the second level post tensioned slab.
Stay tuned as progress will continue on the North Building framing, the sealing of the South Building, and continued concrete work on the East Building.
