Northwest Green Home Tour 2015 Recap

One of Grouparchitect’s Option Series prefab homes was in the 2015 NW Green Home Tour. Our project was a prefab single family home located in Phinney Ridge. The design was in collaboration with Method Homes and Heartwood Builders. The tour was a success with about 300 attendees just at our location. In celebration, some of our team members attended the Green Building Spring Party & Green Home Tour Awards at the Fremont Abbey Arts Center. The event was hosted by the Northwest...

Phinney Ridge Prefab – On Site Construction

The Phinney Ridge pre-fab home has seen a lot of changes over the past 2 months. Since our last update the rest of the fiber cement boards were placed on the front façade of the home. Construction of the front porch has begun, the framing, roof, and railings are in place. The driveway and retaining walls were cast and poured. When the modules were set in place, a lot of the interior work was already completed at the factory. Prefabrication allows the...

Phinney Ridge Modular Construction Time Lapse

The prefab collaboration with Method homes was pieced together in the Phinney Ridge neighborhood of Seattle. This Option series house was custom built over the last few months and it was erected in the month of January 2015. We have documented the process of this prefabricated home in our previous blog posts. The time lapse video illustrates the quick process of setting the modular in place. The neighborhood was able to witness a two story home being built in one...

Phinney Ridge Prefab – Module Set

Exciting news on the Pre-fab home front here at Grouparchitect!  The latest collaboration with Method homes is taking shape in the Phinney Ridge neighborhood of Seattle.  This Option series house has been in the works for the last few months, and as detailed in previous blog posts progress has been continuing steadily.  The most exciting part of a pre-fab project is setting the individual modules onto the foundation and several of our staff (as well as most of the neighbors!) were...

Phinney Ridge Prefab – Factory Visit

As progress at the Phinney Ridge Prefab project site continues since the demolition of the existing home, ongoing efforts on the home continues at the Method Homes factory in Ferndale, WA. Prefabrication of this home allows for a significantly reduced construction schedule, and also helps considerably for projects that are to be constructed in the wet fall and winter months of Seattle. Floor plans and designs are created in the same process as a stick built home.  Structurally, there are differences in...

Clyde Hill – Construction Update – June

The Clyde Hill Residence finishes and interiors are starting to define the large open living, dining, and kitchen spaces as casework and custom cabinetry have been installed.  Additionally bamboo plank flooring has been installed throughout the main level of the house and has been covered to protect it during the remainder of construction. The fireplace wall, a featured wall in the living room, tiled with natural quartzite, compliments the abundance of wood trim and detailing throughout the rest of the house. In...

Blower Door Testing

With the implementation of the 2012 Washington State Energy Code the requirements for air testing residential projects have changed to become more restrictive.  All new residences and additions in the state now require a blower door test to measure air leakage through the building envelope.  The test requires that air changes be less than 5 per hour, hopefully pushing towards tighter building envelopes and less energy consumption. Blower door testing may seem mundane and ordinary, but when the Godfather of Soul...
