LIV Apartments – Construction Update – July
Construction progress at the LIV Apartments job site has made substantial progress during the month of July, including the groundbreaking of the second phase of the project.
The South building continues framing up to level 7 and will soon start the 8th floor wood framing. Metal decks and exterior work continues the efforts towards topping out so that work can then shift to the North building wall framing and East building groundwork and framing.
The western part of the site along Bel-Red Road is starting to take shape with the addition of the 4th floor exterior wall panels at the North building.
Also along Bel-Red Road, the windows have been installed at the west building, and waterproofing and cladding contractors are starting to work their way around the building.
At the West building Bel-Red Road façade, brick masonry cladding is being installed at the street level to match contextually with the surrounding neighborhood. Elsewhere on the West building, work on the cement board panel cladding that covers the rest of the building has made great progress towards completion of the south façade.
While cladding progresses on the exterior of the West building, interior work is just as busy. Plumbing crews have been busy installing lines to serve both residential and common area spaces. The orange pipes in the above photo are for the sprinkler system that is being installed throughout the entire project.
As crews work to quickly finish the framing on the south building, other crews have commenced with level 3 and 4 framing for the north building overlooking Bel-Red Road. Emphasis from the general contractor will be to progress complete all framing & roofing before the rainy season begins.
Phase 2 of the LIV Apartments, known as the East building, recently broke ground on foundations. Situated at the northeast corner of the site, the East building includes 99 residential units, 2 separate roof deck areas, and several interior amenity spaces. Look for more updates as the second phase will start to quickly catch up with the pace of construction on phase 1.
