LIV Apartments – Construction Update – November

Over the month of November at the LIV Apartments work crews progressed on all aspects of the project.  Painting crews have nearly completed their work on the exterior of the West Building and have shifted efforts to the South Building. At the South Building, masons work at ground level laying brick masonry along the south façade, cladding crews install the weather barrier and cement board siding, and the painters follow behind. Wall panel installation at the east building continues, and current progress...

Capitol Hill Apartments

Grouparchitect is working with Rudd Development to build a new 34 unit apartment complex in Capitol Hill near Capitol Hill Family Health Clinic.  The eclectic neighborhood is rich with low rise residential buildings; and the design of the Capitol Hill Apartments reflects the density, diversity and ambiance of the neighborhood. Construction began in September with the demolition of the existing building.  Customary with the developer’s traditions, a ground breaking ceremony accompanied the demolition. Excavation and shoring quickly ensued.  This was the start...

Phinney Ridge Prefab – Construction

The Phinney Ridge project is a single-family, prefab house. Since our last update we have seen a few changes regarding the site and house. The framework for the foundation was built and the concrete was poured. The site is prepared for the prefab house to be dropped in. One of the benefits of prefabrication is the ability to work in a dry enclosed facility during wet seasons and maintaining the exposed materials during the construction phase. The building’s current state is...

LIV Apartments – Aerial Photos – Nov.

The progress thus far during the month November at the LIV Apartments job site shows progress on all avenues.  The North Building topped out last month so efforts have now shifted to waterproofing.  The white TPO roofing membrane has been added and work is now focused on waterproofing exterior openings such as windows and doors. In October, the East building – also known as Phase 2, was preparing for the pour of the second level post tensioned concrete deck. Progress since...

LIV Apartments – Construction Update – October

There has been lots of recent progress on our LIV apartments project over the month of October located in Bellevue.   You can see the West building towering over the beginning stages of the East building.  This addition is the final component to this mix-use complex.  Phase 2 is moving along swiftly, with concrete and elevated decks were completed in September and the wood level framing commencing in October. If you have been following the progress of the project you can see...

TDX Renovation – November Update

The Theta Delta Chi fraternity building has undergone some serious remodeling.  There has been a lot of progress to the courtyard and rear of the building over the last couple of months.  But now it’s time to renovate the original building.  The exterior was retrieved to its historic state, with Ionic columns supporting the portico balcony, the shingled Gambrel roof, and the original style of shutters and windows.  The previous remodel’s vinyl siding and shutters were replaced with durable fiber...

LIV Apartments – Aerial Photos – Oct.

October at the LIV Apartments was a busy month.  The most notable progress on site over the last month would probably be the framing of the North Building, which topped out at its highest point.  This signals the completion of the framing for phase 1 of the project.  The roof and waterproofing will soon follow in an effort to minimize the exposure to the moist fall weather. The East Building, adjacent to 156th Ave NE, underwent a quick transition as subsurface...

Phinney Ridge Prefab – Factory Visit

As progress at the Phinney Ridge Prefab project site continues since the demolition of the existing home, ongoing efforts on the home continues at the Method Homes factory in Ferndale, WA. Prefabrication of this home allows for a significantly reduced construction schedule, and also helps considerably for projects that are to be constructed in the wet fall and winter months of Seattle. Floor plans and designs are created in the same process as a stick built home.  Structurally, there are differences in...

LIV Apartments – Construction Update – September

September at the LIV Apartments was a busy month.  Trades worked on all aspects of the project from exterior cladding detailing and painting to interior gypsum board and work on unit interiors.  At the West Building, the gateway feature wall takes shape as the composite wood panels are installed and frame the western entrance to the site from Bel-Red Road. Along Bel-Red Road the massing of the west and north buildings can be seen as the gateway wall emphasizes the entry...

Phinney Ridge Prefab – Demo

The excavator is in the process of demolition of the existing home at the site of the new Phinney Ridge Prefab home project being careful for the neighboring homes and fences. Homes are no match for an excavator, also known as a track hoe.  The long reach of the boom and bucket is able to grab the roof of a home and crumple it to the ground with little effort. Stripped bare, even the existing concrete will be removed to make way...
