LIV Apartments – Aerial Photos – Dec.

Plateau 120 Renderings

Plateau 120, our most recent mixed-use project, is nearing submission for UZDP approval with the City of Sammamish.  The project features 92 residential apartment units, over 14,500 square feet of commercial space. Residential parking is contained underground for 100 cars while surface parking lot provides 89 spaces for the commercial area. LIV Apartments – Construction Update – November

Over the month of November at the LIV Apartments work crews progressed on all aspects of the project.  Painting crews have nearly completed their work on the exterior of the West Building and have shifted efforts to the South Building. At the South Building, masons work at ground level laying brick masonry along the south façade, cladding crews install the weather barrier and cement board siding, and the painters follow behind. Capitol Hill Apartments

Grouparchitect is working with Rudd Development to build a new 34 unit apartment complex in Capitol Hill near Capitol Hill Family Health Clinic.  The eclectic neighborhood is rich with low rise residential buildings; and the design of the Capitol Hill Apartments reflects the density, diversity and ambiance of the neighborhood. Phinney Ridge Prefab – Construction

The Phinney Ridge project is a single-family, prefab house. Since our last update we have seen a few changes regarding the site and house. The framework for the foundation was built and the concrete was poured. The site is prepared for the prefab house to be dropped in. The progress thus far during the month November at the LIV Apartments job site shows progress on all avenues.  The North Building topped out last month so efforts have now shifted to waterproofing.  The white TPO roofing membrane has been added and work is now focused on waterproofing exterior openings such as windows and doors. Project of the Day : Trans-Net Office Building

Our Trans-Net office building has gained recognition from Architizer as the Project of the Day on November 12, 2014.  The design integrates a few sustainable methods which include: sunshades to control solar gain, raingardens for stormwater control, and an enclosed parking garage to reduce pollution-generating surfaces on site.  We collaborated with Meyer Wells to fabricate custom tables and desks to accentuate the interior wood trim. ...
